Step 1 – Home Strategy Session

Our process starts with an analysis of your house, your neighborhood and hearing your goals.

We want to get as much information as possible so that we can create a detailed plan that helps you reach your goals.

Step 2 – Detailed Plan for Approval

From the information gathered in our Home Strategy Session, we create a detailed plan to help you reach your goals. This plan includes the following:

  • Itemized list of make-ready items to get your house ready for market.
  • Schedule for make-ready, staging, photos and date to list your house.
  • Detailed plan for listing your house including pricing & marketing strategy.
  • Your budget for make-ready and selling that does not change unless you add something.

Step 3 -Make-Ready & Go-Live!

Once you approve the plan and budget for getting you from make-ready through to closing, the work begins!

  • Our crew completes make-ready items.
  • A pre-inspection is done.
  • Staging and Photos are completed.
  • Custom web site is launched.
  • Custom yard signs are created.
  • Printed materials are set up at the house.
  • House goes live on the MLS.
  • A showing report is sent each week.
  • We walk you through offers negotiating contracts and inspection items.

Our buying process starts with an assessment of your needs and wants including a clear picture of your dream home.

We set you up on a search with houses sent straight to your email each week as they come to market. We search for houses that either meet your needs as-is or houses that we know we can renovate to meet your needs.

When that house is found, we help you formulate an offer and negotiate through counter offers and inspection items.

Our pricing is a flat rate which positions our clients better when making offers.
