Why Choose Renovating Realty as Your Real Estate Partner in Selling Your House?

One Contact for Make-Ready and Selling

We know exactly what buyers are looking for and help homeowners fix the necessary, but more importantly, leave the unnecessary fixes! The goal is to focus only on what is going to get you more at closing.

Modern Pricing

We aren’t just a real estate company relying only on commissions. We offer consulting, make-ready and real estate services. This allows us to package everything a homeowner needs to sell a house so that they can pay less at closing.

Inspection Pros on Your Side

Inspections can keep you from the closing table. Our team is experienced in reviewing and addressing inspection items. This allows us to prepare for inspections in advance and diffuse the drama that’s common from the buyer and their agent.

Transparent Pricing

Real estate business models are changing and so should the way we charge for our services. Consumers have been clear over the last year about what they do and don’t like about Realtors. Fair and transparent cost of services has been the number one complaint.

We offer a variety of pricing options based on your needs.

Our Services

Consulting

Our process starts with a consultation to determine your needs & goals. We create a detailed gameplan including a make-ready list with budget to help you reach those home buying and selling goals.

When selling, this consultation starts at $175. Many Realtors offer free listing presentations. We offer non-biased advice focused on you and your goals rather than a sales pitch and getting a listing agreement signed.

Make-Ready

Whether you are buying or selling with us, our make-ready services are a valuable part of our service offerings. We analyze your needs, then create an itemized job scope and schedule to get your house ready to sell or ready to live in!

The best part? Our team schedules and manages everything needed to help you reach your real estate goals.

This is the advantage of working with a Realtor who is also a GC.

Real Estate

Buying and selling property is a lot easier when you have a team of local professionals in your corner. When you hire Renovating Realty, you are not just hiring a Realtor; you are hiring a team of local professionals to help you through your home selling and buying experience. Our combined expertise alleviates some of the stress that comes from make-ready and inspections.

Our modern process and pricing is just an added bonus!

Question and Answer

Have more questions? Reach out here.

Can you help me manage everything needed to sell my house?

Yes! It starts with a consultation to assess your needs, the needs of your house and how much you can make from the sell of your house based on your neighborhood. We formulate a gameplan, budget for needed repairs, schedule and selling strategy for your house. In one meeting, you will have the power needed to feel confident about the next steps needed to sell your house.

What are my options for selling an outdated property?

We suggest three different paths for selling an outdated property. (1) Sell As-Is (2) Sell the vision of your house with digital design options and cost (3) Helping you flip your own house.

How much do your services cost?

Our initial consultation costs $175. This consultation is meant to untangle the web of confusion that lies around getting a house ready to sell and the process of putting it on the market all the way to close. You can take this information and hire your cousin to sell your house; or, we hope, you hire us to sell. At this point, we charge a flat fee if you want to pay the make-ready costs upfront or a percentage of sell if you want to reimburse us at closing. That percentage starts at 3%. For buyers, we offer a $10k in 4 months for serious buyers or a percentage of the sales price for longer contracts.

How long will it take to sell my house

We believe in an aggressive approach to selling. Our goal is to get as many showings as possible in the first two weeks and at least one offer. The longer the house stays on the market, the more likely it is that it will become a stale listing and bring you less money.

How long does it take to purchase a house?

Once an offer is accepted, you can estimate about a month or so to get to the closing table where you will get your keys.

What is going on with real estate commissions?

The real-estate commission world changed fast: NAR and major brokerages settled big lawsuits, MLS rules that required buyer-agent offers were removed, and fee disclosure/negotiation is now the norm. Here is a link to our blog post summarizing the court cases and changes over the last year. At the bottom of this post, you will find a link to a worksheet you can use when interviewing Realtors and a link to our approach to buyer agent commission.
