What is a Renovating Realtor?

Imagine having a designer/general contractor and Realtor working to help you buy and sell real estate. This is the essence of a Renovating Realtor.

I’ve been designing the interiors of homes for more than seventeen years and it’s been about 10 years since I started demolishing and completely reconfiguring homes. I love it.

In 2020, I got my real estate license so that I could be full service to my clients. I kept getting texts from clients asking me to advise on houses they wanted to buy – what can I do with this bathroom? Can we tear down this wall? How much do you think it would cost to completely update this property?

Immersing myself in the real estate world was a great decision that I should have made years ago. It has helped me better advise my renovation clients because I don’t have to wonder what’s selling properties, I know by helping people buy houses, working open houses and networking with my Realtor colleagues.

My renovation experience and contacts have been invaluable in my real estate career. Things that seem daunting to most are things I’ve dealt with before.  I can speak realistically about these things that seem like big issues even providing accurate quotes and backing those quotes up with a team that can do the work when needed.

This knowledge is especially helpful during the option period when reviewing the inspection report. I can quickly advise the buyer on the costs to repair things and how to ask for credits. For a seller, I can review offers asking for credits and advise whether what the buyer is asking for is fair.

Most valuable is the team behind me. I will always double check with my contractors who specialize in these areas to make sure I’m advising correctly. If needed, they’ll come out swiftly to see for themselves and give a solid number. Having a Realtor who has a working relationship with every contractor you need can decrease the stress when buying and selling. It begins to feel more like you’re working with a full-service team.

As much as it may sound like I am selling myself, I can’t sell too hard because there aren’t many of us and I can only take a limited number of clients.
